This Design-Build project involved the extensive renovation of a 78,000 SF warehouse, transforming it into a functional and modern workspace. The scope of work included the demolition of several interior substructures, the addition of new office spaces, and the construction of updated restrooms. While structural improvements were minimal, the project focused on reinforcing key sections of the roof’s structural steel. The building’s original design featured an interior CMU façade with an exterior brick veneer, which was seamlessly integrated to maintain its architectural integrity.

Franklin Mountain Packaging (FMP) is a build-to-suit facility located in Santa Teresa, NM. The new building is constructed using concrete tilt-wall panels and features a 28-ft clear height warehouse equipped with energy-efficient LED lighting, HVLS fans, an ESFR fire sprinkler system, dock doors with seals, motorized overhead doors, and storefronts fitted with low-E glass.

The roofing system consists of a mechanically fastened 60-mil TPO membrane over R-11 polyiso rigid foam insulation, supported by a galvanized white roof deck. In addition to the warehouse space, the facility includes over 13,000 SF of ancillary areas, featuring office spaces, shipping and receiving amenities, a maintenance shop, and a dedicated room for cutting dies and print plates. FMP specializes in the production of corrugated sheets and offers innovative digital printing services tailored for the corrugated box-making industry. Their advanced high-speed digital die-cutting, printing, and finishing capabilities enable them to deliver top-quality packaging solutions to customers worldwide.

The construction of a new corporate headquarters for First Texas Products, who manufactures more than 300 products that detect underground equipment and metals, along with optical equipment that includes scopes and night-vision goggles.

The new tilt-wall building is divided into three separate areas: 24,000 square feet of Class “A” office space, with a gym and room for future expansion; 41,000 square feet of manufacturing space in a specialized configuration with secure areas for DOD work; and a new 50,000-square-foot warehouse to store the manufactured goods.

The Park 183 project involved the construction of two substantial concrete tilt-wall and steel frame buildings, designated as buildings 3 and 5, with one facility encompassing approximately 160,000 square feet and the other approximately 150,000 square feet.

Each building was meticulously constructed to incorporate modern design elements and durable materials, ensuring longevity and functionality. The concrete tilt-wall construction provided robust structural integrity, while the steel frame offered the flexibility needed for large open spaces within the warehouses. In addition to the construction of the buildings themselves, the project also included extensive site improvements to support the operational requirements of the facilities.

EP Logistics Park Buildings 1-6 comprises industrial warehouse structures with concrete tilt-wall construction, truck courts, and parking areas. The project spans 997,833 square feet across 59 acres. Each building features a 28-32 foot clear height, ESFR wet sprinkler system, skylights, and motion sensor LED lighting. A total of 80 dock positions are available across the complex, with an expansive potential for 157 total dock positions.

The roof system comprises thermoplastic polyolefin resting on a galvanized steel deck. Internally, white-painted walls
complement floors sealed with a liquid densifier. Buildings 5 and 6 include 1,452 square feet of office space.
